Advice on selling a US property

Hi everyone! My aunt owns a property in Texas that we're looking to sell. The land was previously used for cattle ranching.

My aunt doesn't live in Texas anymore and she doesn’t even have recent photos of the property. It's currently listed with a real estate agent in San Antonio, but it's been on the market for quite some time without much success.

Does anyone have advice on how we could better market and sell the property? Im based in Toronto, so I'm particularly interested in exploring ways to reach potential Canadian buyers or investors who might be interested in owning land in Texas.

Any suggestions, experiences, or recommendations would be greatly appreciated!

Try a new realtor when your contract expires and lower the price.

Honestly, this isn't a thing for the most part - it would be extremely niche and not worth your time.

Ignoring the sentiment of a lot of Canadians regarding the United States at this time, most Canadians are buying American real estate in Southern California, New York City or Florida. Not a random place somewhere outside of San Antonio. And they aren't just buying land for the hell of it, because they wouldn't be able to use it. A Canadian can't just decide to setup shop and continue cattle ranching down there without considering immigration.

Drop the price. It sounds like your aunt has no use for it anymore.

Why?

Most buyers would be located in Texas already. Just get a better realtor who knows the market.

Trying to market this ranch to Canadians seems like you’re going after a tiny tiny market segment. I would advise against this.
