PROPCON CRM FOR SOUTH AFRICA REALTORS
I am a estate agent in the Easter Cape, working for a small agency. Are any SA agents out there using Propcon? Is it worth the money in your opinion? How does is specifically helping you? Thanks in advance for your advice to help me decide whether to sign up or not.

How difficult is it to rezone and subdivide agricultural land in California?
I’m in the process of purchasing about 9 acres of walnut orchard in unincorporated Sutter County, California, between Yuba City and Live Oak.
The property is currently zoned AG-20, even though the existing parcel is significantly smaller than the 20-acre minimum.
My goal is to eventually subdivide it into 4 residential parcels, each around 1.5–3 acres, and build my own estate on one of them while selling the others as buildable lots.
I’ve been researching the county’s General Plan, zoning ordinances, and historical subdivisions. I’ve found several nearby properties that are currently 1–3 acre residential lots, including some that appear to have been subdivided relatively recently.
The biggest obstacle seems to be that my property is outside both cities’ spheres of influence and is designated agricultural land.
I’m willing to pay for the necessary infrastructure, road improvements, surveys, environmental studies, and application fees. I’m also open to pursuing a General Plan amendment and rezoning to Estate Residential if necessary.
My questions are:
Has anyone successfully rezoned agricultural land to estate residential in an unincorporated California county?
Does the fact that my parcel is already legally under the AG-20 minimum help my case at all?
Are there alternatives to rezoning that would legally allow me to create 4 residential parcels?
How much weight do nearby existing residential subdivisions carry when requesting a zoning change?
What would be the most effective approach to getting a project like this approved?
I’m not expecting an easy approval. I’m trying to understand the most realistic path forward before investing substantial money into the development.
Would appreciate advice from anyone who’s dealt with California land-use planning, subdivisions, or agricultural rezoning.

Proposal to Land Lease to Telecom Companies
Hi! I honestly don’t know if this is the right sub for my concern. But baka lang din some of you might wanna try a different way of investing hehe. I just wanna ask if you guys have an idea sa pagpar-renr ng lupa sa telecom companies? Like lalagyan nila ng cell site?
Context: May pamana pong lupa ang grandparents pero located sya uphill. But a construction company (idk if private or govt owned) developed a cemented road making it accessible now. The road now connects two municipalities, naging shortcut na sya. Yung lupa ay may potential na maging subdivision.
Good idea kaya if i endorse my lot to the telecom companies?
Sa mga nakatry, could you share your experience guys? Thank you and God bless! 💗

Real estate agent virtual assistant for the work between appointments
I'm exploring a real estate agent virtual assistant for the smaller tasks that collect between meetings: organizing inquiries, preparing appointment notes, and keeping follow-ups visible.
If you hired for a similar role, did you prioritize industry experience or strong admin skills? I like to know where you recruited and how you tested someone before assigning client-facing work.

Kupujem stan - Subotica
Zdravo,
zivim u Subotici i kupila bih stan. Ukoliko neko prodaje stan ili zna nekoga ko prodaje moze me slobodno kontaktirati u inbox.
Hvala na pomoci unapred!

Zillow
If Zillow cared about user experience and retention they would add a comment section like FB Marketplace so people can cyber bully owners who list $200k over market and refuse to budge
Edit: I see I pissed off a bunch of failed furniture/used car salesmen that became realtors who think it’s still 2020 and that a 1200 sq ft shit box in Spokane Washington is worth $600,000 bc they need to make a high commission or their wives will leave them. Sorry I hurt your feelings but taking 5 pictures of a house and using chat gpt to write your listing isn’t a real job

Would it be ok for a cop to invest in RE?
So to start, my friend's grandpa was a cop for over 50 years, and after receiving a promotion 20 years into his service, he decided to use the extra money towards a deposit on a rental property.
Over the decades, he has bought more than 60 properties that he still own, and has bought and sold over 100 properties in total. He's been living a fairly wealthy life since about 15 years after investing in his first property, and he achieved all of this on a cop's salary.
I was thinking about becoming a cop myself, and then my friend told me this story. It got me thinking that maybe if I started saving after a couple of years, I could do something similar.
However, I don't really know how it would be looked at in today's generation if a police officer owned multiple investment properties, or if people would see it as a problem.
